Happy New Year
 
We hope you all made it through the Holidays, and are all looking for a much different and most importantly, a better 2021. It was great to see all the Holiday decorations and lights that many Community members put up this year. A special thanks to those that participated in the Holiday lighting contest.
 
Update on the 2424 Project
 
The 2424 Garden Of The Gods project will be presented to the Planning Commission on Thursday January 21, 2021 at 9:00am.  During this meeting the city planning department will present to the planning commission the developer’s application and the developer will present their plan and why it should be approved. The MSCA Working Group is preparing a rebuttal and hopefully can make an impact on the planning commission concerning this project. 
 
A special note: The Planning Commission meeting on the 21st will not be a WebEx meeting.  It will be broadcast on channel 18 with Comcast, or on Channel 18 with Century Link. It looks to also be viewable on the SpringsTV on-line access site. In order to participate and express your concerns, you will have to call In. The Official Notification for this project with all the details will be sent out in another eBlast immediately after this one.
 
The most recent version of the project plans can be found on the COS Planning department web page (see below for more information).
  1. The current plan is for the development of 26 acres along 30th street with a maximum of 450 apartments.
  2. The building height will be limited to 45 feet, maximum lot coverage of 40%, setbacks will be: 50’ front, 50’ rear and 30’on the sides and a 100’ setback from the neighborhood on the north.
  3. Based on the current documents, the 44 acre area around the existing buildings will be excluded from any residential development, however it could be converted to include commercial development.  The existing building cannot be expanded past the current size of 750,000 sq. ft.
  4. The 43 hillside acres on the west side of the property will be designated as open space.
Since the area is being zoned as a PUD (Planned Unit Development), it has the ability to have custom requirements, however the requirements as noted above cannot be changed/modified once approved by the City Council.  Any changes will have to go through the city planning approval process again.
 
The community and the MSCA Working Group are against any rezoning and modification of the Mountain Shadows Master Plan.  Our group has sent out a post card which will be mailed to about 10,00 households in and around the Mountain Shadows area next week.
 
What We Need You to Do
We need you to sign the petition (link below), email both the City Council and the Planning Commission on your opposition to this project, and call-in to attend the planning commission hearing.
