Dear family, friends and clients,

Happy 2021… We made it! After the tumultuous year that was 2020, I'm really excited to share all the newness that is happening in NYC: We are thrilled that the real estate market is back, dining al fresco is actually quite lovely, and we have so much in store for the year ahead!
 
Our new development, 30 Warren, is continuing to fare well as the market shows signs of stabilization and resilience. On the buyer front, we were able to secure some incredible deals last year and I’m excited to bring my energy and expertise into the new year as we continue to do right by our clients.

What happened during the Fourth Quarter 2020 in Manhattan:

Manhattan ended 2020 with the market showing signs of stabilization and resilience.  In Q4 2020, closings grew versus the previous two quarters, signed contracts returned to pre-COVID levels, and inventory growth slowed.

Deal activity increased significantly in Q4 2020, seen in both the annual gain in signed contracts and quarterly growth in closings. Year-over-year, contracts signed rose 8%.  Closings rose 18% versus last quarter thanks to the increase in contract activity after reopening. 

Increased inventory is still one of the most significant headwinds facing the Manhattan market’s broader recovery.  Supply remains much higher than Q4 2019 due to the surge in new listings upon reopening.  Available inventory is up 36% year-over-year to 9,964 units.
 
In Q4 2020, over 90% of closings were for deals inked since March, giving a clearer picture of COVID-driven price trends and buyer preferences.  In Q4, value-seeking buyers closed on larger apartments but prioritized space and layout over building and location.
Here are some key highlights from last week:
  • 2021 has been the best start for contracts signed of any year since 2014
  • Last week was the second strongest week in two years with 260 deals
  • Weekly sales have been up for 17 of the 19 weeks since Labor Day
  • Cumulatively, sales in those 19 weeks were up 16% versus the prior year
Four contracts reported over $10M, level with the same week in 2019
