Dr. Erin Hudson
will be our speaker for February!

Our discussion will focus on her very cool niche investment in luxury tiny home containers located in the Hill Country. 

If you have had the pleasure of meeting Erin, you know she brings amazing knowledge and fun energy, and if you haven't met her yet, you are in for a treat! 

Dr. Erin Hudson is a Managing Member of Quattro Capital, LLC which is a company focused on identifying value-add real estate investment opportunities for private equity in both emerging and stable markets. She is an accomplished twelve-year entrepreneur as well as a wife and mother of five. Dr. Hudson has an incredible amount of zest for life and her heart is truly to see people win in life. She has made it a priority to teach her kids how to serve and love on the less fortunate. They have travelled the world to places such as Nicaragua, Haiti and Belize feeding the poor, building orphanages, and homes. Dr. Hudson sold her practices in Southern California and is 100% focused in the multifamily space with her incredible team at Quattro Capital. Her superpowers are of course her love for people along with creative structuring, negotiations, and resourcefulness. Dr. Hudson is a successful real estate investor with a track record spanning six years and currently has $36 million under management.

Dr. Erin Hudson 

What inspired you to become interested in real estate investing?

I remember as a child my mom and dad working a 9 to 5 job and living paycheck to paycheck. I was not interested in following in those particular foot steps building someone else's dream. I knew at a very young age I wanted to be my own boss and in control of my destiny. I became a Doctor of Chiropractic in 2009 and opened up two practices in Huntington Beach, Ca. With 30 team members I quickly found myself addicted to work. I ate it, I drank it and I slept with it. There were times when I was not home to cook dinner for the family or tuck my little ones into bed. I was turning out to be everything that turned me off about my parents working a 9 to 5 job. Fast forward I hired a coach that helped me rebalance life. I went from working 60+ hours down to 27 hours making more money and having total freedom. The answer was was WHO not How! I stopped doing the $10 an hr jobs, my schedule opened up massively and that is when I got to move into the real estate space. Real estate ownership is where 90% of millionaires are made. Something about that massively resonated with me. Now that my coached had helped me free up more time between patients I was able to dive into the possibilities of owning real estate. It was in 2015 I began to acquire (savvy structuring for another day) single family properties and within 2 years we owned 26 SFR's. We loved that we were able to teach our kids how to create some pretty incredible mailbox money. We then went on to create a turnkey company helping others purchase investment properties. I quickly found out about the power of purchasing apartments and how one could massively decrease their liabilities far more than being in the single family space. It was In 2017 I began my multifamily education and that is where my passion for creating a legacy for my clan was truly birthed. In 2020 during a pandemic Quattro Capital closed on 8 multifamily apartments and we are thrilled to see what is in store for 2021.
 

Tell us about one of your favorite real estate transactions

My favorite real estate transaction was purchasing a 35 unit apartment with 3 of my other Quattro Capital partners. In order to get 25% ownership of the deal I had to bring in $300K. I was just going to do a cash out refi on a couple of my free and clear properties. I woke up in the middle of the night with OPM (other peoples money) on my mind....what if I just make the ask. I woke up that morning jumped on facebook and merely said, "How would you like to be the bank, make a great return, and have it backed by real estate"? Facebook blew up and before I knew it I had 65 comments. I picked who I would like to do business with and shared the terms....I'm looking for 3 individuals and here is the OPPORTUNITY: lend $100k, 7% return, quarterly interest only payments, and 3 year max loan. Within 48 hours we had the funds locked up. So basically I walked away owning 25% of the asset  with no money down and within 3 years we will refi pull cash out and pay back the $300K lenders.
 

Do you have any real estate mantras, rules, or words of wisdom you try to follow in your investing?
 

In this space you have got to have grit. Grit encompasses determination, courage, persistence, and resilience. At the same token I truly live by... if I help others get what THEY want, I will in due time get what I want. Lastly, I leave every call asking is there anything I can help YOU with to move your needle forward?

The truth of the matter is we are capable of having all that we desire in life. It is simple, yet hard. What we all have between our two ears is undoubtedly the most powerful gift we have been given. Is your self talk: I am powerful or weak, I'm a success or a failure, I am courageous or full of fear? Bottom line is, If you say you can or you can't YOU'RE RIGHT!

What do you like to do during your "off" time?

I love being with my family enjoying the outdoors. Wake surfing and snowboarding are two of my favorite hobbies. Although watching my kids having a blast doing it is even more fulfilling and rewarding.

What else would you like your fellow meetup members to know about you?
I've got a "there's no mountain too high" type of attitude. I believe without a shadow of a doubt that opportunity is everywhere and that I am entitled to it. I absolutely love winning at the game of life and it fires me up to see others desiring to do the same in life.
