Essencap successfully provides $2,425,000 purchasing financing on a single vacant retail unit building, located in Huntington Station, New York. The business operator plans to subdivide the space and use one of 5 individual units and rest for rental. 

The subject is improved with a freestanding, one-story retail building. The property is along East Jericho Turnpike, within the unincorporated hamlet of Huntington Station, Town of Huntington, County of Suffolk, and State of New York. 

The current location is a closed Pier One Import. Our client is a bakery operator intent to subdivide a single unit into five (5) individual units. Our client will use one unit as the bakery shop and rent out the rest.  

Despite the difficult retail environment, most lenders are not in favor of lending into the retail space especially 80% intent for retail rental. Essencap was able to provide a strong business plan and rental income projection to achieve a 65% loan to value for our client purchases.

The North Bergn property is a two-story, walk-up mixed-use building consisting of (1) apartment unit & (1) commercial unit use as a commercial kitchen and a built in two car garage. The total gross building area is approximately 2,394 square feet. The building was recently gut renovated and had an extension added in the back cost over $300,000 in renovations.

The Long Island City property consists of a two-story industrial building. The building contains a total of 3,700 gross square feet above grade with approximately 2,200 of warehouse space on the ground floor and 1,500 square feet (41% of GBA) of second-floor office space. The subject features 1 drive-in, 12’ ceilings in the warehouse, and 9’ ceilings in the office space. The building was built in 1988 and is in satisfactory condition; it is 100% vacant.

After purchasing the subject, the borrower intends on subdividing the warehouse space into 4 food cart parking spaces and 4 food truck parking spaces. Currently, 3 food truck spaces have been leased to third parties with the fourth space being owner-occupied by the borrower after purchasing the subject. 

Essencap structured the transaction as cash out of a business owner-occupant building. And use the cash out of the building as the down payment for purchasing of the new building. This help the client to avoid heavy down payment out of pocket. Reserve cash for the client during uncertainty during the COVID period.

Given New York is a high-density area. Food truck parking and traffic is a major problem for many food truck businesses. The food truck owner can not be too far area due to the traffic conditional. The business can not allocate too much time on getting in and out of the city. Due to Covid, it does help the food truck business, given the businesses can serve food outside in the open area. However, the normal condense office and business areas are no longer exist. It still poses a big challenge to the food truck business, given the reduced food traffic.
