Greetings from the La Plata County Planning Department! Below you will find a news update on the projects, plans and processes afoot in our department, at the Planning Commission, the Joint Planning Commission, and at the Board of County Commissioners. Thank you for your interest in La Plata County!
Here's what you'll find in this issue:
 

Road standards apply to new 35-acre-lot subdivisions
On October 1, 2020, road standards went into effect on all 35- acre lot subdivisions created after this date. These standards were approved by the La Plata County Board of County Commissioners on September 15, 2020.  New 35-acre lot subdivisions are required to submit to the Planning Department road construction plans for review and approval and complete construction of any required road improvements or new roads prior to obtaining any building permits within the new subdivision.
 
The regulation of roads within 35-acre lot subdivisions has been discussed since the Missionary Ridge Fire in 2002.  The Missionary Ridge Fire highlighted difficulties with residential access in La Plata County.  Emergency responders had difficulty preventing property loss and the spread of wildfire based on the inability to access residential structures and the dangers presented trying to navigate substandard roads.
 
The intent of the La Plata County road standards is to provide safe and adequate access for
emergency responders to protect the health, safety and welfare of the community.   • Perez Storage Business sketch plan
    The Planning Commission will consider a sketch plan proposal for commercial exterior storage of recreation vehicles and boats located in the Southeast Planning District at 1819 CR 329 in Ignacio.
  • Ionno marijuana cultivation facility sketch plan
    The Planning Commission will consider a sketch plan proposal for an approximately 6,800sq.ft. marijuana cultivation facility located within the Florida Mesa Planning District at 7262 S U.S. Highway 550 in Durango. No retail sales or distribution is proposed on site.

  • Tacoma Village Conceptual Development Plan second amendment
    The Board of County Commissioners will consider a second amendment to the Tacoma Village Conceptual Development Plan to reduce the single-family units by one and increase the townhome units by one.  The overall CDP density remains at 299 residential units.  The projected is located on Tacoma Drive on all parcels within the village plan area.
  • Glacier Cliff Area D resubdivision Preliminary Development Plan 
    The Board of County Commissioners will consider a Preliminary Development Plan to resubdivide Area D of Glacier Cliff lots 13 to 17 to create two additional lots - seven lots total. Located at 484, 520, 556, 584, 598 Glacier Cliff. 
  • Animas Valley Zoning amendment - Chadwick 
    The Board of County Commissioners will consider a proposal to change the Animas Valley Zoning on 1.8 acre portion of a 7.8 acre lot from three-Acre Single Family Residential to General Commercial.

  • Buiso additional dwelling unit vested rights extension
    The Board of County Commissioners will consider the applicant's request for a three (3) year extension to vested rights associated with an additional dwelling unit approved under Project #2018-0099 at 1067 CR 204 in Durango.
  • Setting application checklist & fee for Table to Farm certificate of designation
    The Board of County Commissioners will consider an application checklist and fee for Table to Farm's certificate of designation. The proposal is for a food waste compost facility at 735 CR 236 in Durango.
