Residential Aged Care Places for Sale in South Australia

Expressions of Interest (EOIs) are sought for 10 residential aged care places for sale in Adelaide's Metropolitan North aged care planning region (ACPR).

The places are existing approvals – not provisional approvals – and are being sold as vacated places, i.e. the places are no longer being used for residents. Sale is subject to Commonwealth Department of Health approval for the places to be moved to the site/s of the buyer’s choice. For a copy of the EOI form, please contact Isabelle on isabelle@underwoods.com.au.

EOIs sought by 5:00pm Friday 23 April 2021. Please call James Underwood 0419 765 001 for any assistance.

Applications to Receive the Higher Accommodation Supplement Amount

The higher accommodation supplement helps to pay for some of the costs of permanent resident accommodation. This higher rate applies to new or newly refurbished facilities and Providers can apply online or complete an application form. Providers with new homes built after 20 April 2012 do not need to apply. Services Australia will automatically pay this supplement on behalf of eligible residents. Providers with a new aged care home will receive their higher payment from the date the service was completed; providers with refurbished homes will receive their higher payment from the date the Government receives the application; and providers seeking pre-approval will receive the higher payment from when their refurbishment is completed.

A surprising number of the applications we assist clients with show that they have overlooked eligible expenditure items and qualified for eligibility for the increased supplement several years earlier. Unfortunately, retrospectivity is not available. Please get your eligibility checked as soon as you can.

JU&A is assisting clients around the country to apply to the Government to receive the higher accommodation supplement. If you wish to discuss your eligibility, please contact us today (07) 3229 8955  or isabelle@underwoods.com.au.

Residential Aged Care Providers Delivering Services to NDIS Participants

On 1 December 2020, approved providers supporting National Disability Insurance Scheme (NDIS) participants automatically became registered providers with the NDIS Quality and Safeguards Commission. These providers should have received their certificate of registration from the NDIS Commission which includes the date the registration is due for renewal. To renew the registration, providers must also conduct a third party audit of their NDIS service and supports.

Approved providers have the same responsibilities towards NDIS participants as they do to other consumers receiving aged care services and supports. This means that approved providers who support NDIS participants will be required to meet the requirements of the Aged Care Quality Standards (as assessed by the Aged Care Quality and Safety Commission) and the NDIS Practice Standards (as assessed by the NDIS Quality and Safeguards Commission.

Key Points:
- NDIS providers must ensure all workers (including volunteers) who work in a "risk assessed role" have an aged care provider check.
- NDIS providers must meet the NDIS Behaviour Support requirements and be following the transitional timeline.

For further information, please download the NDIS Provider Information Pack here.

Policies for Aged Care Approved Provider Applications

A full set of policies is a standard first item ahead of making an application for Approved Provider (AP) status. Having a comprehensive and personalised set of policies and procedures is normally a key way of answering all the questions on the AP application accurately. We have successfully used the GGJ Example Policies and Procedures Manual as a complete template for building your set of policies and procedures for your new home care or residential aged care business.

The order form for the example manuals can be found by clicking this link: GGJ Example Policies and Procedures Manual Order Form. JU&A clients can send their completed order form to us and will receive a 5% discount.
