It's Spring!!
Phoenix is alive again! Hotels claim they’re back to 70% of capacity & Phoenix Sky Harbor reports flight traffic is busy too. Maybe we’re returning to normal... What have you been longing to do since the pandemic began? Travel, go to a ballgame, see live music? Slowly these activities are reappearing. And Summer is around the corner...
Do you know how are seasons & real estate markets alike? They both change, but not overnight (unless you're in a pandemic... KIDDING. Sort of...). Both are cyclical & coincide with the changing weather. The shift I mentioned last time is more noticeable. Supply is falling, but demand is falling faster. Analysts predict we could have a “balanced” market within 2 months.
Most won't notice a difference, but insiders will. Instead of giving the play by play, I'm sharing a video I shot on 10/2/2018 to highlight how much history repeats. Shortly after I shot this, our market index (a measure of local demand & apply) tumbled almost back to a balanced market. This is why I focus on statistics. They're more reliable....
