Jenn's rantings...

Happy Spring Everyone! Gorgeous week ahead. Time to bring out the bikes and walking shoes and hammers for any of those projects that you are interested in doing. Let’s talk about the how many homeowners are opting to renovate instead of selling, which is driving prices higher and tradesmen and contractors running. These are facts that I know for sure: If you haven’t booked your work for this year, good luck trying to find a contractor. All the good ones are over booked. My project just got pushed back two months.

If you had a quote done in the winter, chances are your quote will go up to offset the soaring wood prices. Wood is now at least three times the price. A lot of products are out of stock. One contractor told me that roofing trusses are back order until October. The kitchen that I ordered is on back order for at least 6-12 months. They don’t know when it will come in. 38 people are ahead of me to get theirs first when it comes in. Tips: If you can do it yourself, you should. Be patient, knowing that your project will probably cost more and be pushed back a bit. Breath…and enjoy the summer.

You know what they say in real estate: Location. Location. Location. It’s the most important factor in your decision to buy a home. Choosing the right neighbourhood has an impact on how much you’ll be able to walk and whether or not you have smooth access to public transportation. If you have kids, it will impact your decision about the schools they’ll be attending. And, the more great features the neighbourhood has, the more attractive the house will be when it comes time to sell.

April Market News

Active listings for homes are continuously, month after month, since April 2017, have been going down. Meaning, there is hardly any product on the market right now. What does come up, normally sells within days with multiple offers…if it’s priced right. One thing has changed  though, is that there are more condos on the market. 57% higher than this time last year, taking them a bit more time to sell.
