This week I wanted to share a video series I have started to help answer some of those common questions I get often because I am your local Real Estate expert and well I just love sharing what I know if it helps YOU! It's what I do!

Here are some highlights:

What can a DST do for me: A DST is a great way to utilize your 1031 funds until you find a property you actually love and want to purchase. A DST permits fractional ownership of a single property, or a portfolio of properties, which can qualify as the replacement property in your 1031 exchange. A DST takes the decision making out of the hands of investors and places it into the hands of a qualified trustee.
STEPS OF A DST: 1. Exchanger sells the property, and proceeds are escrowed into a qualified intermediary, just like the 1031. 2. The qualified intermediary (through written agreement) transfers funds of the property for the purchase of the replacement. 3. Exchanger receives beneficial interest in the DST.
BENEFITS OF A DST: -No management responsibilities, limited personal liability, lower minimum investments, diversification, estate planning, insurance policies.
