Hundreds attend first-ever block party

There’s no party like a Blatchford block party! About 400 people came out on Sept. 7 to enjoy the live music and food trucks, chat with builders and explore the beautiful community and show homes. See the Blatchford blog for an event recap and photo gallery.

Blatchford is growing

Even more homes are on the way! Almost all of the developed land in our current stages is already sold or pending sale to homebuilders. In the current development, there is a mix of product types underway and planned, including more fee-simple townhomes, multi-unit townhomes and the first 4-6 storey buildings.


Long before the homes go up, the Blatchford Office must complete several steps including planning, engineering design and construction of necessary infrastructure like utilities, roads and sidewalks. Currently, over 40% of the site’s developable land has either been constructed, is under construction or is in the planning and development stage. Ever-evolving over time

Did you know that, at 536 acres, Blatchford is nearly the same size as downtown Edmonton? That’s why building out the entire community will take time. Depending on long-term housing markets, Blatchford’s full development is expected to be completed in 2042, at a pace typical of other Edmonton neighbourhoods (even though Blatchford is not a typical neighbourhood). It’s also why the plan for achieving this vision is intended to adapt and evolve over time – ensuring the plan continues to align with emerging technologies, current best practices, data, learnings, City priorities and fiscal responsibility.

Green building codes a leader in energy performance

How do Blatchford homes compare in energy efficiency to typical Edmonton residences? To achieve the community’s ambitious goals for environmental sustainability, Blatchford homebuilders must agree to build their homes to a significantly higher standard than is typically seen in new construction. A townhome designed to Blatchford’s current green building codes is roughly equivalent to the top level (Tier 5) of energy performance in the 2023 National Building Code (Alberta Edition). That’s about a 70 per cent energy improvement over a building built to Tier 1 – which is the minimum required to meet the energy code and is industry standard. Fire Station continues to take shape

Fire Station #8 construction site

Construction of Blatchford Fire Station #8 began in spring 2024 and is on time and on budget. Demolition of the airport parkade’s foundation piles and the road next to them is complete.  

The building structure is complete as work on the framing of the building’s exterior walls and roofing continues. Work to attach underground utilities to the fire station from Airport Road is ongoing. Behind the building, the removal of the previous underground utilities is nearing completion. Preparations for the paving of the fire station’s rear driveway and staff parking lot are underway.

 
The fire station is anticipated to be completed in winter 2026. Learn more about the project and get project updates:
