Money Magazine article ranks Ft. Myers #1 in nation for biggest home value increase in 2011

Once again, Money Magazine has indicated that real estate values in Southwest Florida are increasing.  Ft. Myers was ranked #1 in the nation for biggest gain in real estate value for 2011; with a one year price change increase of 5.1%.  There are however, shortsales, foreclosures and well priced properties continuing to hit the market, but don't wait too long, these properties are receiving a large number of showings as Buyers have become much more proactive in their searches.  To see the other ranked cities, click the above heading.

The Statistics are in...

The average and median sales price in Cape Coral and Lee County increased for the month of December '11, while the active inventory of available homes bumped up slightly. The sales figures are recorded approximately one month after the month represented in order to capture a more accurate reading of the sales figures.  The beginning of 2012 has shown signs of continued activity and increased prices.  As prices continue to increase and interest rates remain low, Buyers should become more proactive in their seach for property.  Click these links for a detailed chart of sales figures and inventory:
