31st and Ingersoll Property Open House
Our community is invited to attend a neighborhood meeting with Lifestyle Communities (Artessa Developer) to learn about their intended redevelopment of the large vacant property off the corner of Ingersoll Avenue and 31st Street. The open house will be Tuesday, February 27, 2024, from 5:30 - 7:00 in the Caribou Coffee Community Room (3220 Ingersoll Avenue).

During the open house, display boards will be set up with information walking through details of the development proposal and development team will be available to discuss or clarify any questions that may arise.

The Proposal
A multi-family cooperative, on a 2.11-acre site, would be comprised of 2 different building types--a 4-story building with 2 levels of underground parking and a 6-unit rowhome building. All 58 units are part of a single residential cooperative that is self-governed, similar to a condominium, though they would differ in the overall financial structure which would provide more shared amenity spaces than often seen in more conventional condominium development. Fifty-two of the residences are within a 4-story multi-family building, with the remaining 6 residences comprising the rowhome building along 31st Street.

A small mixed-use building, on a 0.66-acre site, is designed to accommodate retail or restaurant uses on the Ingersoll Avenue street level with office uses within upper levels of the 3-story building. The mixed-use building would have its own parking lot, off Ingersoll Avenue, to accommodate parking demand without burdening Ingersoll.

Note: The proposed development would require a rezoning of portions of the site from RX1 to MX2 and from NX-5 to RX-1.
