Happy sunny Friday morning all,

I hope you are all ready to spring forward this Sunday! I know it means we will lose an hour of our day, but on the BRIGHT side, it also means that it will be light out past 7:00pm as of this Sunday evening! Now that's a change I can get behind.

In this edition of the monthly market snapshot:
  • As always, we'll take a look back at the past month of stats in the Ottawa real estate market.
  • I have an absolutely stunning, one-of-a-kind new listing to share with you! You got a little sneak peek last month...
  • Meanwhile, last month's featured listing is officially sold, reflecting the uptick in market activity overall...

  • It's that time of year were I start asking for your generosity as I look forward to another 70km CN Cycle for CHEO! I've been participating in this event for over a decade and it never disappoints and neither do you!
  • Finally, as usual, we'll wrap up with a photo of the month.
February 2024 Market Stats
  • Last month, members of the Ottawa Real Estate Board sold 881 residential properties, an increase of 15.2% from February 2023.
  • 453 (+ 18.6%) were Detached Homes, 288 (+ 13.8%) were Townhouses (combining both freehold and condominium ownership categories), and 140 (+ 10.2%) were Condominium Apartments.
  • The average sales price for a Detached home was $796,167 up 0.5% year over year while Townhouses sold for an average of $538,745 (+1.6%) and Condominium Apartments sold for an average of $429,410 (+7.6%).
February 2024 vs. 2023:
 
  • There were 1,539 new properties listed for sale in February 2024 (29.5% more than the number listed in February 2023) leaving the total number of residential properties for sale at 2,150 an increase of 16.3% from the beginning of February 2024.
  • The median days for properties of all types to sell in February 2024 was 20, the same as than in February 2023 and 13 days shorter than the previous month, January 2024.
  • There is currently 2.4 months of inventory on the market... Meaning overall, we are edging back into Seller's market conditions across the city.
