Good morning from high in the sky! ✈️

Your newsletter this month is brought to you by Air Canada in flight wifi... I've been up since 2:50AM, so for anything nonsensical, you have been warned! Luckily the wonderful support staff at The Tulip Team create my stats and charts for me, so we can count on them for providing sound, rested information!

In this delirious edition of the monthly market snapshot:
  • As always, we'll take a look back at the past month of stats in the Ottawa real estate market.
  • In case you missed it last month, I have an absolutely stunning, one-of-a-kind PENTHOUSE and now with a new and improved price! I know this would be a dream home for some lucky buyer out there, help me find them - teaser for next month, as my referral program will be launching soon!
  • Just a little reminder... it's that time again when I gear up for my 70km CN Cycle for CHEO! You have been so supportive and generous over the many years I have participated in this event, please consider supporting again or for the first time in 2024!
  • I will be starting a new push on YouTube! My goal is to create a high quality, long format video every week beginning in May, with a focuses on living in Ottawa, and I'd love your input!
  • Finally, as usual, we'll wrap up with a photo of the month, a little snap of my current environment...
March 2024 Market Stats
  • Last month members of the Ottawa Real Estate Board sold 1165 residential properties, an increase of 10% from March 2023. 580 (+ 9.0%) were Detached Homes, 387 (+ 15.2%) were Townhouses, and 194 (+ 5.4%) were Apartments.
  • The average sales price for a Detached home was $847,394 up 6.4% year over year while Townhouses sold for an average of $556,135 (+1.5%) and Apartments sold for an average of $448,218 (+8.0%).
  • The MLS® Home Price Index Benchmark Price for all residential properties in Ottawa for March 2024 was $682,078, up 5.1% from Last Year.
March 2024 vs. 2023:
 
  • There were 2,074 new properties listed for sale in March 2024 (13.5% more than March 2023) leaving the total number of residential properties for sale at 2,543 an increase of 18.3% from the beginning of March 2023.
  • We currently have 2.2 Months of Inventory on the market.
  • The Median days for properties of all types to sell in March 2024 was 20, one day less than in February 2024 and the same as the previous month of February 2024.
  • We are edging back into Seller's market conditions across the city, and beginning to see some types of properties sell with competing offers and go for over asking. Of course this varies by area, property type and price range, so it's best to reach out to discuss your specific situation!

It's getting close! Still haven't been on my bike yet this year 😬

The 70km CN Cycle for CHEO is something I participate in every year, it is an amazing event that raises money for The Children's Hospital of Eastern Ontario, and more specifically research and support for children battling cancer. This is the only time of the year and only cause I will ask for your donations for, so please consider donating via this link, or if you would like to participate in the event yourself and raise even more funds for this great cause, even better! The date this year is Sunday, May 5th.

YouTube is an amazing resource to get in front of people looking for information! So, with an eye to my own specialties - knowing the city of Ottawa, the various neighbourhoods, amenities, and of course the real estate market - I'm going to be starting a new push on videos! My goal is to create a high quality, long format video every week beginning in May, with a focuses on living in Ottawa, and I'd love your input!
