The Meridian in Sunnyvale is one of our newest Partner Properties with a total of 90 rental units. 23 of these units are exclusively set- aside for those with IDD. We currently have 5 studios ready for move in now!
The Meridian in Sunnyvale features a total of 27 units specially modified to meet ADA standards, catering to mobility, visual, and hearing impairments as needed. The lobby and community room are wheelchair accessible, and the building offers common area accessible bathrooms and an elevator.
All of our units are monitored by the City of Sunnyvale and are subject to specific restrictions. Rental rates, as displayed in the chart below, are set at 30% of the Area Median Income (AMI). Income limits may vary slightly based on AMI percentages and utility allowances. These income limits are subject to change in line with HUD's published AMI updates.

The Kelsey Ayer Station, located in the heart of downtown San Jose, is a mixed-ability, mixed-income housing community in a transit-oriented neighborhood. This inclusive development has 115 units, including 22 designated for individuals with intellectual and developmental disabilities (IDD). Of the 22 IDD units, 18 are studios and 4 are two-bedroom units.

While Ayer Station is not a Partner Property, as onsite support will not be provided by us, Housing Choices will still to refer individuals for the HUD 811 units. To fill these units, we are collaborating with the Silicon Valley Independent Living Center (SVILC).
Eligibility Criteria: Applicants must be SARC adults aged 18 to 61. Household income must not exceed 30% of the Area Median Income (AMI). Applicants must have Medi-Cal coverage. Priority 1 Applicants seeking to exit specific types of institutional care, including Skilled Nursing Facility, Intermediate Care Facility, or Developmental Center.
Priority 2 Homeless individuals Those at imminent risk of homelessness Individuals living with a caregiver who will soon be unable to provide care (e.g., aging parents) Individuals at risk of being placed in institutional care (defined broadly as any Medi-Cal funded or licensed care facility).

Luna Vista offers 70 studio homes for residents earning between 30% and 70% of the area median income.15 units are specially reserved for adults with intellectual and developmental disabilities, supported by on-site services and a Housing Choices resident coordinator. Amenities include a community room, rooftop deck, library with computer access, a package room, and bike storage.

To monitor these efforts, the Housing Leadership Council has developed a policy tracker that lists major housing policies in San Mateo County.
HLC policy manager Jeremy Levine will show how advocates, planners, and developers can use this tool to ensure cities meet their obligations. On Tuesday, April 23, housing developer Related California and Sunnyvale city officials hosted an Open House for the Meridian in Sunnyvale, one of our newest Partner Property with 23 units specially designated for individuals with intellectual and developmental disabilities (IDD).
Sunnyvale Mayor Larry Klein and District 3 Supervisor Otto Lee applauded Housing Choices for our influential role in the project's successful completion. "It’s creating that mixture of housing and its servicing the needs of everyone in our community,” said Mayor Klein.
Housing Choices has been instrumental in not just the development but also in providing ongoing support at the Meridian. We will offer onsite resident services tailored specifically for people with developmental disabilities, helping them maintain their housing, manage financial literacy, and navigate recertification processes.
Our services also include facilitating communication between service coordinators and property management to ensure residents receive the comprehensive support they need. | Lisa, a Housing Choices resident and disability advocate, expressed her relief and optimism for the project.
“When you have children with disabilities and autism or when you are that yourself, it makes all the difference in the word when people in high positions can still think for everyone and still put everyone at the same level.”
For Lisa and her daughters, living at the Meridian in Sunnyvale will mark the first time they have a bedroom. |

"The open space between the buildings and the green areas are perfect for residents with disabilities who prefer less confined spaces. The outdoor courtyard will be especially beneficial for them, particularly during events," Brianda added. |

| The partnership with Santa Clara County Housing Authority, the county’s Office of Supportive Housing, Google, and Wells Fargo Bank underscores the collaborative effort behind this project, ensuring that the Meridian serves as a model of inclusive and supportive community housing. | | SARC Legislative Luncheon | |  | At the recent SARC Legislative Luncheon, Housing Choices Executive Director Dennise Jauregui, Luisa Curiel, and Board Chair Todd Marans showed their support for the San Andreas Regional Center and other organizations serving individuals with developmental disabilities. The event recognized legislators who advocate for the disability community and emphasized the ongoing need for funding.
Speakers also highlighted the importance of the Lanterman Act, a California law ensuring necessary services and support for individuals with developmental disabilities to lead independent lives.

| | 1585 Studios Spring BBQ |  | | On Monday, April 29, 1585 Studios in Mountain View hosted their monthly resident gathering, promoting socialization and inclusive living. This event provides an opportunity for residents to take a break from their daily routines, gather with friends, socialize, enjoy free food, and connect with their resident coordinator as well as family and friends. They also have the chance to watch movies or play games together.
Resident Coordinator Jorge and the property manager took on the role of chefs, barbecuing hot dogs and hamburgers for everyone. Desserts like cupcakes and cookies were also served. | | With appreciation,
