September saw more sellers and fewer buyers

Sellers were more active in Metro Vancouver’s housing market in September while home buyer demand remained below average. 

With interest rates increasing in an effort to stamp out inflation, the cost to borrow funds has risen substantially over a short period resulting in a more challenging environment for borrowers looking to purchase a home. The benefit for those who do qualify, is a more relaxed buying environment.

With fewer homes selling and new listings continuing to come to market, inventory is beginning to creep up slightly, providing buyers with more selection compared to last year. With less demand, prices have edged down from it’s peak in April 2022 but are still roughly 4% higher year over year.
