After experiencing a jolting shift, the Boise housing market may be settling into a new normal.  Increased interest rates and questions of whether or not prices will continue to come down have put many buyers in a "wait and see" mode.  But, with inventory levels still below that of a balanced market and with the median sales price for Ada County actually increasing 4% from last month,  it seems unlikely home prices will drop much further.  Thus, I anticipate interest rates will be the biggest factor in determining the pace of the market in the coming months.  

In speaking with some lenders and other agents in the valley, it seems likely one of the following two scenarios will occur: (1) If rates go down, many buyers (and there are many) who have been waiting in the wings will jump back in the market, lock their rate, and seek to get in contract on a home.  This could flood the market with more buyers than there is inventory, creating another competitive season of bidding wars and price increases.   (2) If rates go up or remain the same, buyers may stay on the sidelines for a while.  But, as they realize these rates are likely the new norm,  they will gradually begin figuring out how to pursue homeownership or facilitate a move, and the housing market will march forward.

It turns out, millennials aren’t the renter generation after all. The 2022 Consumer Insights Report from Mynd says there’s a portion of millennial and Gen Z buyers who are pursuing homeownership as a way to build their wealth, but it may not be exactly the way previous generations have done it. The study explains how they’re breaking into the market: “. . . younger generations of Americans are not buying into that dream in the same way that older generations have. Fall Maintenance Reminders 
 
We are knee-deep into fall and with that come much colder temperatures.  It is important to take a few steps in your home's maintenance to ensure you don't have any catastrophes over the cold winter months.  Here are a few reminders of things you should do now to prepare your home for winter:
  1. If you haven't already done so, it is imperative that you have your sprinklers blown out.  You can call any landscaping company to come do this for you.  This will keep the sprinklers from freezing and breaking and causing leaks. 
  2. You should be sure to disconnect all hoses from their hose bibs.  If left attached, the plumbing could freeze and cause major damage to your home.
  3. I also highly recommend getting in the habit of having your furnace serviced every fall to ensure it is working properly and efficiently.  Furnaces that are well cared for can last MUCH longer.

Untold Stories of a Boise Realtor

I love it when collaboration with other agents proves to be a very good thing!  I recently had an interaction with an agent who was trying to find a new house for his clients.  This was not an easy task as his clients had some very specific needs.  Their youngest child has special needs, so they had to find a single-level home.  They were committed to keeping their kids at their beloved elementary school, so this meant their search area was quite small.  And, of course, they had budget restrictions.  A week or two after learning about this family, I got a call from past clients of mine.  They were ready to sell their home.  Well, low and behold, their home just happened to be around the corner from this family.  Location - check!   Their home just happened to be single-level.  Layout - check!  And they were planning to list it within the family's budget.  Money - check!  I asked my clients if they would be open to me calling the family's agent to see if they might be interested in buying their house, and they said yes!  So I quickly called the other agent, the buyers walked over to see the house the next morning, and we were able to get these two parties into contract on this great home.  With the much slower market we are experiencing right now, and how long it is taking many listings to sell, this turned out to be such a fantastic situation for my clients.  We just closed yesterday and I am so thrilled for both parties in this transaction!
