Decisions are being made that will greatly impact the future of development going forward.

Below are important initiatives where we need your help.   

These initiatives were either started by or have been brought to our attention by residents of Hoggs Hollow. We have an active and involved community who want to make a difference.

Agricola Church Development

Neighbours on Campbell have put together a very powerful case against this development. Below is a detailed statement of their concerns.

STOP UNPRECEDENTED DEVELOPMENT ON RESIDENTIAL STREETS!
2 STOREYS - NOT 12 - ON HOGG’S HOLLOW FLOOD PLAIN!
Hogg’s Hollow residents strongly oppose the Agricola Church / House of Finland proposal to build a large condo complex right on Campbell Crescent. At more than 12 storeys and 40 metres high, the building (and its hundreds of occupants and visitors, and retail stores) will overwhelm surrounding homes and residences, threatening safety, blocking sunlight, and permanently and negatively altering the small, serene and historical streets of this neighbourhood. Further, the development would:
• Dramatically increase traffic, presenting serious safety risks for the people who live here, including seniors and families with young children.
• Threaten the natural environment and local storm water system. It would reconfigure and build on the valley flood plain, remove important trees, and act as a barrier to the park.
• Side-step important environmental and residential policy protections. These protections exist for a reason and must be upheld, even if they disqualify the Agricola proposal.
• Set a damaging precedent by imposing a high-rise directly onto a residential crescent. Imagine a tall complex overshadowing your street, and terraces peering into your home and yard!
The condo tower does not fit in the historical residential setting and we will continue to oppose it.
 The Agricola Church nor House of Finland have undertaken any consultation or with the people who live here.

Let’s tell the developer and the City know how we feel.
This project would gravely impact Hoggs Hollow and would set a very negative precedent moving forward.

The proposed legislation lacks the kind of background information and public engagement process that would permit a thorough analysis of the data, and discussion of its merits and limitations. The proposed legislation is focussed on land acquisition and intensification without consideration of infrastructure, schools, parklands, green spaces and the environment. Notably, the Province understood the process of consulting with developers but did not consult with all the other concerned bodies.  WE THE PEOPLE!

Strong Mayor Initiative

We highlighted our concerns about this in our last newsletter, now is your opportunity to get involved.  The Strong Mayor Initiative reduces the influence and ability of your local Councillor to represent their community and it allows John Tory to impose his will with only 8 votes of the 25 members of City Council.  This flies against the basic democratic principle - the majority vote wins!
We are thrilled Councillor Robinson is back in power, now let’s make sure she has the power she needs to govern properly.  As one of our neighbours aptly stated “this bill is an assault on democracy and democracy dies when the public doesn’t act”.

This petition is being championed by several concerned neighbours.

As you all know the beautiful Red Oak in the backyard of this property is gone and the owner is now applying for variances on top of previously granted variances.
Length
Bylaw - 16.8m
Variance granted - 21.44
(at Committee of Adjustment)
Asking for a variance to the already granted variance - 24.49 
They also want  more hardscape for a walkout patio.
Neighbours are organizing to oppose. They are asking that the original building plans be tied to the new request for variances because they fear that, if granted, the new variances will allow them to build a bigger house beyond the basement walkout. We have learned in this case and in others, a granted variance can just be a stepping stone to asking for more and more. This is also a corner lot and we will all be subject to the bigger backyard balcony and the wall of concrete running along the east side. 
The YMVA is also assisting in opposing these new variances.
