Dear Friends,
 
I hope your new year is off to a great start. As I’m sure you’ve heard, there is much speculation about the housing market. Will interest rates go up again? Is now a good time to buy or sell? Is there enough inventory? Clearly, no one knows for sure how the year will play out. I don’t profess to have all the answers, but I can say we at LDT are cautiously optimistic as 2023 kicks off. We’re seeing a lot of buyers in the market and we’re readying to launch several desirable listings. But whatever the housing market may bring, I always feel fortunate that it’s my job to help people find their next home.

Reflecting on the buyers and sellers we helped this past year and as we begin working with new clients in the market today, a heartwarming theme emerges: People are making a conscious choice to be closer to family. One client is moving cross country to be near her pregnant daughter. We are working with grandparents relocating from Connecticut to be closer to their two daughters and four grandchildren. A young family is moving to the suburbs to be closer to cousins. Families are moving back to the area to be with aging parents. Maybe it’s living through a pandemic that has us all longing to be with our loved ones, but whatever the reason I am all for it!

One new client is looking to move within walking distance of his son’s family, primarily to be near his 6-year-old grandson. We found him a lovely house nearby – bonus, it has a pool! – and everyone is very excited. You might think a young boy would be counting down the days until he could jump in that pool, but it turns out that wasn’t the first thing on his mind. When told his grandpa would soon be living close by, the boy asked his parents, “Does this mean I can have breakfast with grandpa before I go to school?” Say it with me … “Awww.” You can bet I’ll be showing up with bagels for their first morning together at grandpa’s new place!

We at LDT help people move for all sorts of reasons, and whatever the goal for your home sale or purchase happens to be, it becomes our team’s goal as well. If we can get grandpas and grandsons together for breakfast, we’ve done our jobs.

HAPPY CLIENT

This is our lovely client, Judy, and her two daughters. Judy recently sold her home with us, off-market in Edgemoor. Here is what she had to say about the experience:

1. How did you find the Lauren Davis Team?
Lauren’s mom, Sherry, was the agent when we bought the house.  More recently, two close neighbors sold their houses with the Lauren Davis Team  and gave glowing recommendations to me.

2. Where are you moving and why?
I’m moving to Seattle to live close to my older daughter, son-in-law and future grandchild.  My younger daughter promises to visit. 
 
3. What are you most excited about in this next chapter?
I’ve lived in the DC area for 43 years - this is a huge change and I’m excited to explore the Pacific Northwest. 

4. What would you tell someone considering hiring the LDT?
Given the upheaval of such a big move, it was a great relief to have the calm expertise of the team.  They made it easy.

My mom, Sherry, retired to Delray a few years ago and I dream of one day joining her. This townhouse is steps from all the action in town and most importantly, around the corner from my mom. The pink garage and the tropical courtyard are reminiscent of old Florida, with the serenity of the beach just steps away.

Just north of town, this is the coolest surf shop in Florida. Make a day of it and book a surf lesson!

PLAY: Delray Beach Tennis Center
I love to take clinics and play in round robins here.  The staff is friendly and the players are welcoming (also Coco Gauff's home court!). 
 
Best spot for lunch - this will sound random, as it is located in a gym - fresh salads, wraps, smoothies - Bethesda, we need one of these!
STAY: The Seagate Hotel
Centrally located in town, once you arrive, you won't need a car for the rest of your stay.  Beautiful rooms, a great spa and private beach club make this the perfect getaway.
