Resident Decals
The Lake Manassas Residential Owners Association (LMROA) provides access to the Community for residents via a free Resident Decal.  The 3" x 3" Resident Decal allows access through the guest gate without needing to be checked in.  Resident Decals are “static cling” and not adhesive, and should be affixed to the inside of the windshield on the driver's side so that it can be clearly seen by the gate attendant.  These decals let the Association and gate attendants know that the vehicle belongs to a Lake Manassas resident.  If you forget your gate transponder and have to go through the guest gate, the attendant will not require your ID if you have the decal on your windshield.
               


Gate transponders
Residents wanting to have quick access to the Community, using the resident gates at Baltusrol or Stonewall, or the Amsterdam (unmanned) gate, can purchase a gate transponder.  Gate transponders contain an RFID that allows access through the resident gate.  You may choose to purchase one of two types: hangtags and headlight stickers.  The Association does not provide free replacement transponders; replacements must be purchased.

Hangtag transponders
Hangtag transponders are hard plastic, about 3 1/2" x 4 1/2", and cost $15.  Although these are referred to as hangtags, you should not drive with the tag attached to your rear-view mirror per state law, and as this may obstruct your field of vision.
                    

Headlight sticker transponders
Headlight sticker transponders attach to the passenger-side headlight, are about 3" x 1 1/2", and cost $25.  With some recent vehicle models, a hangtag transponder may not be able to be read through the windshield glass.  For these vehicles, a headlight sticker may work better.  Keep in mind that headlight stickers cannot be moved from one vehicle to another; when the sticker is removed, the RFID is broken and will no longer work. 
 
Since headlight stickers are located on the outside of the vehicle, they generally sustain more wear and tear and/or damage than the traditional hangtag transponders that hang inside the vehicle.  This makes headlight stickers less reliable than hangtags, and more susceptible to replacement.
                    


Accessing the Community
The Reader is a piece of equipment at the resident gates that reads the RFID in your gate transponder and sends a signal to gate arm to open.  The Readers at all 3 gates are on the right side.  Note that if you are past the Stop line on the pavement, the Reader cannot read your tag.  The gate arms at both the Amsterdam and Stonewall gates are designed to close after each vehicle, so be sure to wait for the Reader to read your transponder before following a vehicle through the gate.  The Association is not liable to damage to vehicles tailgating into the Community.
      

Stonewall Resident Gate
The Reader at the Stonewall Resident gate was replaced about a week ago.  We are still seeing two issues that our gate vendor will be working on over the next few weeks:

  • The gate arm timing needs to be adjusted.  Please use caution when going through the gate.  Stop and allow the gate arm to cycle through before moving forward.
  • It may take up to 15 seconds for the gate arm to start opening after reading the RFID in your transponder.  This is due to the new Reader picking up various types of RFID credentials (transponder you use for work or parking elsewhere, EZ Pass, etc.), which can cause a delay in the gate opening.  The Reader needs to check each RFID credential to find the valid one to open the gate.  The Association's gate vendor will be working with the manufacturer to filter out credentials that are not needed to speed up this process.


Ordering Resident Decals and/or Gate Transponders
In order to request updated Resident Decals or purchase Gate Transponders, please complete a Vehicle Registration Form, providing your vehicle information.  Payment for gate transponders can only be made by check or money order made out to LMROA; the Site Office cannot take cash or process credit cards payments.
 
There are a few ways you can return your completed form and payment to the Site Office:

  • Drop the form and payment in the white drop box to the left of the Site Office door
  • Mail the form and payment to the Site Office
  • Email concerns@LMROA.com to schedule an in-person appointment at the Site Office
  • Email the completed form to concerns@LMROA.com and we can provide an envelope to submit payment

Once we process your Vehicle Registration Form, we will leave the decal(s) and/or gate transponder(s) at the gate house closest to your home for you to pick up at your convenience, along with an envelope with that so you can drop off your check or money order in the mail when you have time.
