Leading off: Home prices rising again

The latest data from a local real estate organization shows home prices rose for the second month in a row and are now close to the recent peak in prices we saw six months ago. Experts say that lines up with seasonal trends.
 
First things first: Home prices throughout the Coachella Valley in February reached a median of $682,000, only 4% below the peak price of $700,000 six months ago.

  • In Palm Springs, the price of an average-sized home is about $1.3 million, up about 6% from last year. 

In demand: Palm Springs has the shortest median selling time in the valley at 35 days. The valley average is 48 days.

  • The city also has one of the lower price discounts. When a home here sells under list, it’s usually by an average of about 3%.
     
  • Still, only about 13% of homes are selling above list compared to 44% last year.  
Sales: Every city has lower three-month average sales compared to last year, but Palm Springs has the second highest average, behind only Palm Desert.
 
What’s out there: Inventory in the valley sat at 1,956 units as of March 1. That's slightly down compared to February but still higher than last year, when there were only 607 units.
  • By now, analysts had hoped we’d have about 2,500 units in the valley, but they say we haven’t hit that mark because new listings remain “near historic lows.”

What to look for: Despite recent price increases, price fluctuations should remain within “acceptable bounds,” the report states, because there is still a balance between buyers and sellers.

In brief: New station debuts

Brad Fuhr, owner of Gay Desert Guide, KGAY, and now MeTV Music at 103.1 FM.

Valley residents are waking up this morning to a new radio station, thanks to the efforts of a Palm Springs-based media entrepreneur. 

Driving the news: Brad Fuhr, who founded Gay Desert Guide a decade ago and purchased KGAY 106.5 in August 2021, launched MeTV Music at 103.1 FM late last night. The move follows his recent purchase of KQPS — better known as "Channel Q" — which had previously operated at that location on the dial.

  • A station first aired at 103.1 in the desert in November 1977.
Details: A news release issued last night said the station will offer "a uniquely appealing mix of familiar songs, rarely played gems and deep tracks from landmark albums from the '50s through the '80s."

What they're saying: "The format comes from the people who created MeTV which is found locally on KMIR HD2 and channel 14 on cable TV,” Fuhr said. "... It’s a perfect fit with the Mid-Century vibe of Palm Springs and reflects people’s love of memorable music from past decades."

Looking ahead: The first day’s featured artist is a birthday tribute to The Monkees’ Micky Dolenz. This weekend will see songs about time featured as Daylight Saving Time arrives on Sunday.
  • The station will run commercial free for the remainder of the week.

Local families can soon pick up a care package at the Palm Springs Public Library.

Driving the news: The library received a distribution of baby wipes and two sizes of diapers from the national non-profit, Baby2Baby, which provides clothing and other necessities to children living in poverty.

There’s more: In addition to the diapers and wipes, the library will be giving out two board books.

What they’re saying: “We learned that LA County Library was participating in this program, and we got inspired to apply too. We know that families are struggling to make ends meet these days so we are excited to offer these diapers and wipes.” —Jeannie Kays, director of library services.

Details: The diapers and books are available starting March 15 during regular library hours.
