Well neighbours it has been a busy week on the development front in Hoggs Hollow.  Thank you to those who turned out for the Virtual Meeting last night concerning 25 Old York Mills.  Incredible turnout by the neighbourhood.  😀

We need your help again.  As you may recall from our January HHTW Newsletter the proposed house at 3 May Tree Rd was already contentious.  It has been on our radar since November. 

LETTERS OF OBJECTION MUST SUBMITTED BY 4 PM, MARCH 2nd (we are asking that as many of us as possible, copy this letter edit it if desired, and send in before 4:00pm march 2nd)

HHTW became involved when they were clear cutting the yard in November and we discovered only some trees they cut were permitted.  We have contacted Urban Forestry and they are investigating the infractions. (The new build’s large lot coverage and iceberg basement extending right back to the fence line, does not allow for any mature trees to be planted let alone grow)

The plans and CofA application are attached, but trust us in knowing that this is another builder who is not working within the bylaws.  They also did NOT consult the immediate neighbours (HHTW has contacted the neighbours because they didn’t even receive notice of the application, which has resulted in Jay Robinson’s office requesting a deferral for this application).
 
The variances that are being proposed are:
  1. Lot Coverage – 35.55% Requested where 30% is Allowed.
  2. North Side Yard Setback – 1.55m requested, where 1.8m is required
  3. Height 10.61m is being requested, where 8.8m is allowed
  4. Stories – a third storey is being requested, where  2 are allowed
  5. Balcony area – 10.3m² (about 114 ft²)is being requested, where 4.0m² is allowed.  
  6. 3 rear balconies are proposed, where only one is allowed 
  7. The building length will be 31.54m where 16.8m is allowed
Below are our main concerns.  We hope you will get involved.  

This build is excessively large in height and width.  It will not fit with the street scape and it’s very prominent position at the end of Plymbridge will be visually jarring.

The lot was almost completely clearcut in early November. Many trees were removed without permits. It is under investigation by Urban Forestry and we anticipate that charges are pending.

This is an iceberg house.  As the plans shows below, most of the lot will be covered by an underground “bunker”.  They are also requesting 3 stories above ground (only 2-stories are allowed).  No sun or water absorption for the neighbours.

The proposed building is almost twice the length of what is allowed.

They are requesting 3 balconies where only one is allowed and balcony surface is close to 3 times allowable limit.

This lot is in a flood plain, just a few meters from the Don River.  With no trees remaining and most of the yard covered in concrete there will be no where for water to go except into neighbours yards and homes.

They have shown no consideration for their neighbours during the planning process. To make matters worse, neighbours did not receive a notice from the City in regards to the upcoming Committee of Adjustment meeting on March 9th.  We are already dealing with a newly implemented reduced notification period.  If you don’t even receive the notice, that doesn’t help.  

We still have time to push back and we will make it as easy for you as possible.
