2023 Forecast: 
Sales To Decline 2%, Prices To Increase 1.4%

Metro Vancouver home sales set or neared historic records in 2021 and 2022.  Sales activity hit a record high in March of 2021 and closed 2022 near historic lows after accounting for typical seasonal variation. The key economic variable most responsible for this oscillation between extremes has been the spike in mortgage rates, as a result of the Bank of Canada rapidly raising the policy interest rate to quell inflationary pressures.

2023’s Homeowner Grant:

The regular grant amount is $570 for properties located in the Capital Regional District, the Metro Vancouver Regional District and the Fraser Valley Regional District. For all other areas of the province the amount is $770.

The grant threshold is the maximum value of an assessed or partitioned property where home owners are eligible to claim the full home owner grant.

The grant threshold for 2023 is $2,125,000. 

Properties assessed higher than $2,294,000 ($2,334,000 in a northern and rural area), are not eligible for a home owner grant.
