Mowing
With the recent rain grass has been growing quickly!  Community Guidelines state that all turf areas on a lot must be kept neatly mowed during the growing season.  Grass should not be permitted to exceed six (6) inches in height.  Please take the time this weekend to ensure your lawn is in compliance.


Bear Sighting
There has been a report to the Association of a bear sighting on the western peninsula as well as damage to bird feeders (possibly from a bear) on the eastern side of the community.  In the late spring and early summer, young bears are ready to be on their own and establish new home ranges and they sometimes wander into suburban areas.
 
In order to avoid encountering or enticing a bear please remove any food sources such as trash stored outside, bird feeders, and pet food – all of which may attract a bear to your property.

Sewer Lines
You may have recently noticed work crews and trucks on Spyglass Hill Loop near the round-about.  Association management spoke with a crew leader to inquire as to what activity was taking place and why, and was told the County Water Authority has scheduled maintenance including sewer line repairs and coating the pipes.  After speaking with PWCSA Customer Services, we were told that no service interruptions are anticipated or have occurred.   They anticipate crews will be in the community off and on for the next few weeks; no completion date has been provided at this time.

Update:  Association management continues to be in contact with the Prince William County Service Authority regarding their necessary preventive sewer line cleaning and maintenance on Spyglass Hill Loop.  The pipe cleaning is almost complete and AM Liner, whom the County contracted with, will soon begin to coat the sewer pipes.  Once the pipe coating has been done the project will be finished, however the County is unable to provide the Association with a firm completion date at this time.



Pool Opening
The Lake Manassas pool will be opening on Saturday, May 27th at noon.
 
Admittance to the pool requires an electronic key card to open the pool gate.  The Association issues up to two (2) free pool pass key cards to each residential until for all household members to share.  Key cards have no expiration date and are intended to be used year-after-year; they are NOT re-issued annually.  Additional and replacement key cards are $50 each; payment must be made by a check or money order to LMROA.
 
Pool pass key cards look like a white, thick credit card with a hole for a lanyard attachment.  One side shows small numbering.
           
 
For pool pass key cards, please complete the 2023 Pool Pass Application and return to the HOA Site Office for processing.

  • If you are a new homeowner, 2 free key cards will be issued to you.
  • If you are renting your home, it is possible that you may need to purchase a key card.  Once you return your application, we will check to see if the homeowner has already been provided their free key cards and let you know.
  • If you have lost your key card(s) or want to purchase an additional key card, please provide a check or money order for $50 to LMROA with your application.  Your application will not be processed until payment is received.
 
Pool pass applications can be returned to the Site Office by any of the following:
  • Emailing concerns@LMROA.com
  • Placing it in the drop box next to the Site Office door
  • Completing the online Pool Pass Application found on the Community website, www.LMROA.com, under the Forms drop down
     

Applications received without emergency contact information will not be processed.  After processing your application, your pool pass key cards will be left at the gatehouse closest to your home for you to pick up at your convenience.

Monday, May 15, 5pm: Modifications and Construction Committee (MCC) meeting in Site Office
Monday, May 15, 6pm: Covenants Committee (CC) meeting in Site Office
Saturday, May 27: Lake Manassas pool opens
Monday, May 29: Site Staff unavailable for Memorial Day holiday
Friday, June 2, by noon: Modifications applications due to the Site Office for the June MCC meeting
