The list prices of these homes under contract ranged from $850,000 to $2,195,000 which represents the price range for an overwhelming majority of condominiums in Playa Vista. 2//Two New Listings | This week, there are two new listings — a Capri Court SFH ($2,379,000) and an Avalon 2BR condo ($985,000). The Capri Court is extensively remodeled and is 2376 SF with a large, private outdoor space. The Avalon is a corner unit and has a den space in addition to the 2 bedrooms, all on a single level. 3//Declining Inventory | Inventory in Playa Vista remains low as more homes are going into contract than coming on the market. This week's avg 30-yr fixed-rate: 6.43%
The 30-year fixed-rate mortgage increased modestly for the second straight week, but with the rate of inflation decelerating rates should gently decline over the course of 2023. Incoming data suggest the housing market has stabilized from a sales and house price perspective. The prospect of lower mortgage rates for the remainder of the year should be welcome news to borrowers who are looking to purchase a home.

Home Buyers Are Eager but Sellers Are Scarce, Creating 'Real Gridlock'

The housing market typically comes to life in spring, when buyers emerge in the warmer weather. This year, the market appears stuck in a deep freeze, and the biggest culprit is a lack of sellers, housing experts say.
There is interest among buyers — mortgage applications were up 10 percent in March from the month before — but the number of homes for sale is low. The mismatch is caused in part by homeowners who are inclined to sell but are sitting on the sidelines, scared off by the steep prices and mortgage rates that they would face as buyers.

Los Angeles Saw Lower Sales Amid Higher Prices in the First Quarter

The greater Los Angeles housing market experienced high prices and low sales during the first quarter, according to a report Thursday from Douglas Elliman.
The city’s median sales price was $2.02 million, up 13.2% from the same time last year. Sales dropped 32.8% year over year, with 1,009 closings recorded during the first three months of 2023, according to the report. This marked the fifth consecutive quarter that saw a yearly decline in sales.
