TODAY IS THE LAST CHANCE!!!

We need you to take action one more time on a bylaw-busting proposal that sits on one of the most prominent lots in Hoggs Hollow.

As we expected, the applicants at 3 May Tree have resubmitted their requested variances to the Committee of Adjustment. 

Letters of Objection must be submitted by June 1st.

No surprise, their modifications are minimal:

Overview

On March 8th, immediately before the CofA meeting was about to begin, the applicants decided to defer their application.  They knew we were armed with significant pushback: 
  • 40+ Letters of Objection from the community
  • Letters of Objection from the YMVA, Councillor Robinson and Urban Forestry
  • 7 neighbours and community members were prepared to speak at the hearing  

This is an often-used ploy by applicants.  They hope by deferring their application and reapplying later with minimal changes to their original application, neighbours and the community will have lost interest. We can't let that happen!

Below are our main concerns
  • This build will be excessively large.  It is too high, too wide and too long for the lot.  It will NOT fit with the streetscape, and its prominent position at the end of Plymbridge will be visually jarring.
 
  • The lot was clearcut in early November.  Trees were removed without permits.  Urban Forestry has an open investigation, and we expect fines will be levied.  The applicant has wilfully disregarded bylaws and the natural setting of Hoggs Hollow.
 
  • This is an iceberg house.  The basement extends far beyond the footprint of the house above.  The deep underground bunker will diminish the ability of the small amount of remaining land to absorb precipitation.  This is very concerning for the neighbours due to the potential for flooding.
 
  • This lot is in a floodplain, just meters from the Don River.  With the tree canopy destroyed, the excessive depth, length and lot coverage make this proposal inconsistent with the neighbourhood and dangerous to neighbours.
 
  • The applicants have known about the June 8th CofA for weeks, we were just recently informed.  We are dealing with a newly implemented reduced notification period, which is very detrimental to those who wish to oppose an application.
 
  • Remember, this may not be happening next to you now, but next time, it could be.  Sticking together as a community is our best defence. Together we can push back on these outrageous proposals, detouring others from submitting inconsiderate builds.
