Last Sunday, I had the pleasure of going with my friends to Mademoiselle Raw Bar + Grill on King St. W in Toronto. The menu was exceptional, the atmosphere vibrant, and we created unforgettable memories! Now, let's discuss an important update regarding mortgage rates. On July 12th, the Central Bank decided to once again increase the mortgage rate. It now stands at 5%, resulting in the Prime Mortgage Rate at most banks ranging from 7% to 7.35%. This rate hike has impacted affordability, causing potential buyers to hesitate when it comes to paying top dollar for a property.

Nevertheless, it's important to note that despite this change, the inventory of available properties remains relatively low, and good properties are still being sold at favorable prices.

Last weekend we had an open house for one of our listings in East Toronto, and we were thrilled to see a significant number of interested buyers in attendance. It's evident that buyers are active in the market, but they are searching for good deals or high-quality properties at fair prices.

It's crucial to remember that the real estate market behaves differently in each area and price range.

Bank of Canada raises its key interest rate to 5%

On Wednesday, the Bank of Canada (BoC) raised its policy interest rate by 25 basis points to five per cent, pushing it to its highest level since 2001.
