It Feels Like Summer Already

Spring is officially here but the weather has already been feeling pretty hot to me!  The buzz in the real estate market is feeling like summer too.  Summer months tend to be a pretty busy because many people relocate when they have time off to move. 

Right now it feels like summer.  The reason for the busy feeling is because the number of homes available for sale has declined in the last few months meaning there are fewer homes for buyers to choose from in our current market.  In Downtown Orlando we are seeing multiple offers on properties and many homes selling for above the listing price.  This phenomenon isn't true in every area of Orlando.  There are some areas of town where prices are still declining and things will take much longer to heal.  And the buzz we're seeing in some Downtown areas isn't going to last forever either.  There's a small window of opportunity for homeowners to sell while inventory is at levels we haven't seen since 2005.  Read more at our recent blog post "News Flash - It's No Longer a Buyer's Market"

  • The median price of single family homes is holding steady at $110,000
  • Inventory is still very low!  It is over 31% less than this time last year with only 9,253 homes available for sale at the end of February.  Inventory hasn't been this low since 2005.  This is a great opportunity for sellers to have a little more negotiating power.  
  • The average interest rate was at 3.92% at the end of February hitting another historic low.
