Thinking of sprucing up your home this fall?  The Remodeling 2010–11 Cost vs. Value Report evaluates the cost of home improvement projects and the "cost recouped" or return on the investment for these projects.  According to the report, there are some clear winners in terms of return on investment.  Here are a few items you may consider when looking for ways to up your home value.  The report itself is available at the link at the bottom.  These are just some options we think would work best for your resale value in the future. 

1.  Replace your front door.  According to the report, replacing the front door with a steel front door will provide 119.1% return on your investment. 


















2.  Replace your garage door.  Both this one and the previous one are pretty obvious options.  As we always say, curb appeal makes a huge difference for your home's value and of course when it is time to sell. 
3.  A minor kitchen remodel.  Kitchens sell homes.  They are often times the deciding factor between one home and another.  If you have an updated kitchen you will surely sell quicker and for more money than your neighbors.  If you spend around $20,000 you can expect about 88.8% return in this area according to the cost vs. value report. 
4.  Add a Deck!  It's Florida so any kind of outdoor entertaining space is almost expected.  A wooden deck is actually a little less expensive than a composite deck and will offer a higher return on the investment.  Be sure if you are going to add a wood deck that you maintain it or that return will drop drastically.  You need to seal and stain the deck so that it continues to look new for years to come. 
5.  Replace Windows.  Again, we live in Florida and it can get hot!  Newer vinyl or wood windows will get you a pretty decent return.  Be sure to get energy efficient windows or what is the point?! 

**On a side note, often times replacing these items is not the most eco-friendly way to go about remodeling.  Research Green and Environmentally friendly rennovations and see if it's within your budget before you begin.  Specifially as a fan of historic preservation, please don't just rip out your old beautiful craftsman windows.  There are other options - see this link:

With many markets heating up, home prices are rising and inventory is shrinking. This high market activity puts sellers at a strong advantage, but to ensure that your property sells quickly and for the highest price, here are some tips.  For more Tips Attend a Webinar from your home. 
  • List at market price. Even though the market is in your favor as a seller, incorrectly priced homes will not attract buyers. If you list your home at market price, your home will be on the market for fewer days and you are twice as likely to have multiple offers.
  • Condition is key. Keeping your home in excellent condition includes enhancing your curb appeal by landscaping your front yard, as well as making necessary updates such as painting and roof repair. 93% of homes that were in better condition received offers close to their list price.
  • Stage your home.  Many buyers prefer to see a depersonalized home, devoid of the seller’s personal items, so that they can picture themselves in it. The cost of it can be minimal compared to the benefits of more showings and, ultimately, a higher asking price.
