I've been providing statistic updates via the MLS information chart on the left side of the newsletter. If you have noticed, the number of properties for sale has kept decreasing since last summer. It is at levels where buyers are having a real difficult time finding properties. As I write this, there are below 6500 active listings in the five county Denver Metro Area.  I can tell you that the number of buyers coming into the market is still increasing. What does this mean? If you are a homeowner that has had a need to sell or have been on the fence about selling -- do it now! I can work up an analysis and marketing plan to find a win-win solution for your situation. Why does it seem like home inspectors are comparing resale homes to a new or perfect home? Because in some ways we are. Newer homes may have important safety upgrades or other improvements that can be easily retrofitted in the home under consideration. The home inspector should also, however, be providing perspective to the home buyer. What I mean is that the buyer needs to be made acutely aware of safety concerns and high cost repairs. What I mean is that the buyer needs to be made acutely aware of safety concerns and high cost repairs. Wear-and-tear items, while also important to disclose, should be explained as such. Ultimately a good home inspector will compare a home to its peers regarding wear-and-tear items and provide ample disclosure of the safety and high cost items. Basically, I'm just saying I'm somewhat of a techy guy. The title statement above is true though. I do put together this newsletter myself as well as my website. I prefer practical and useful over aesthetics which is probably why my productions, especially website are not "fluffy". Some of the most useful things I use: Google contacts which I sync with my HTC (I'm due for an upgrade), Google Voice and back up my texts, contacts, emails; I also use Photoshop, Windows Movie Maker, Skype, etc. Some Apps I recommend: CamCard,  Dropbox, Evernote, Karl's Mortgage Calculator, Mint.com, PicsArt, Scanlife, Shazam, SMS Backup+, Trapster. I am not a gamer though -- enough distractions as it is. Now you know.

¿Sabia que el mercado bienes raices en Denver es uno donde no se pueden encontrar casas para el comprador? Ahorita mismo hay menos de 6,500 casas de venta en los cinco condados el area metropolitana.
